The Finance Committee has begun the process of developing the budget for Fiscal Year 2011-2012 and needs to consider options for funding projects based on the results of the Reserve Study.  The Crystal Lakes Road and Recreation Association has not had an annual dues increase since the 2000-2001 Fiscal Year.

Projects under consideration are base camp enhancements and modifications to the office area to provide better service to the property owners.  While previous projects (Basecamp; Major Repair and Replacement; Road Improvement and sirens) have been funded with special assessments, such funds are restricted and can only be used for projects specified in a ballot issue.

The bathrooms project has been discussed several times over the past years and has reached the point that something must be done about the condition of the copper plumbing, new plaster on the walls and replacement of the shower stalls. The Reserve Study indicates the need to fund this project as soon as funds are available.

The office area seems to shrink, as the number of property owners frequenting their property or living in Crystal Lakes increases.  As this number increases, the request for services also increases; the Association needs to take action that will provide better response time to these requests.

Base camp is a major asset of the CLRRA which requires maintenance in order to hold its value. These maintenance and upgrade projects would include, but are not limited to, carpet/floor replacement, deck floor/railing replacement, and installation of additional solar panels. The restaurant needs upgrades in the kitchen area and the bar and store areas need to be made more usable. The size of the laundry room needs to be increased, the plumbing needs to be replaced and new washers and dryers purchased.
